OPTION 1:                                Premium Buyers Agency Service

Search, Locate & Negotiate

Oasis will perform, with you, a detailed property brief. We then proceed to use all available means to find your property. This is NOT a simple check of two or three property websites, but includes countless hours of diligent property scouting. We are not only able to find properties ON the market, but also (through our industry wide contacts) locate those properties that are OFF market. (also known as a 'silent sales')

We also tend to the needs of special needs clients such as personalities, sportspeople and celebrities, and those who require precise property requirements.

Valuation to Negotiation

Your premium service also includes a thorough investigation of the value of your intended property. With our acess to private and public databases, and of course our industry experience in managing sales agents, we give our clients a huge benefit in being able to better position you for a better negotiation, thus saving you money.

Inspections

A property that a client wishes to be negotiated on, of course will need subsequent investigation by way of building, pest and strata inspections. We call this 'due diligence'. Oasis uses industry contacts to liaise with them personally (you don't need to do a thing).

Conveyancing

This is the legal transaction that is performed in order to legally bind your property settlement. We will happily liaise with your choice of preferred solicitor/conveyancer and understand how important this facet of the property transaction is to your negotiation and end purchase result.

Agency Agreement

We understand that the art of buying property is exactly that – an art. As such, our standard form agreement takes into consideration the time that may be required to give you fair diligence to your negotiation. As an example, we have had some parties purchase within days of signing our agreements, other parties we have recommended holding of purchasing at the time, only to transact 6 months later on the same property at a reduction of over 15% of the original purchase price.

Upon paying an up-front retainer, both parties sign a standard buyer's agent agreement.

A "success" fee is to be paid for successful negotiation of your property, and payable only after settlement of the property, given a standard 42 day exchange period. This should mean that when your home price, disbursements, stamp duty and our fees is paid at a time when all of your costs are disbursed in one sum. We know that as a result of using us, you should be paying less in this final amount.

OPTION 2:                                Negotiation Only Service (as many places as you like)

If you have already found a property for yourself, or happy to perform your own search duties, we are happy to conduct the service of 'negotiation only'.

A good negotiator will begin the task of negotiation from their introduction to the property on their very first inspection, and perhaps on the phone before the first inspection.

We will however, reject application of clients who have began negotiations unsuccessfully with agent(s) and expect us to resurrect a successful transaction from this. This, for us, is the equivalent of being in a 'contaminated crime scene', and does not do justice to the services that we provide and our success rate that we achieved up until now. We can not fix a situation that already been disturbed. Instead it is our job to use our skills to ensure we ALWAYS present you with the best negotiation strategy from beginning to the end.

Keeping this in mind, we have performed many successful negotiations for clients that have kept a low profile and made little 'waves' as to maximise their negotiation ground. From here, our experience comes to the fore and we will sit with you to determine your stance and move to negotiate a price far better than what you could perform yourself.

While it is tempting for most DIY'ers to suggest they can negotiate as well as anyone else, we can only suggest that we negotiate property for a living and our emotional detachment, experience and skill in this area is paramount to saving you stress and money.   • Small retainer fee ($500 + GST)
  • Eight month agency agreement. This means that there is no limit to the amount of property that we are prepared to negotiate for you in this time, and many investors (who will have a narrow value:cost rationalisation margin) are able to take advantage of this service that allows them to capture a property at the price they wanted, and not be worried about us paying another fee if the property is not successful.

A 'success' fee is due upon settlement (based on standard 42 day contract). This balance is to be paid only after settlement of the property, given a standard 42 day exchange period. This should mean that when your home price, disbursements, stamp duty and our fees is paid at a time all of your costs are disbursed in one sum. We know that as a result of using us, you should be paying less in this final amount.

OPTION 3:                                 Auction Bidding

Auctions can be a daunting experience for the uninitiated. At Oasis, we thrive on the challenge of the auction environment and know the tricks of the trade used to deceive buyers into paying too much. Our skills in agent/auctioneer management, negotiation tactics, practical application and agent psychology will ensure you are the BEST represented bidder at auction day.

For property that is passed in at auction and we are successful in negotiating a price AFTER the auction (but on the day), we do NOT charge any excess to you, the client. If we are not successful on this occasion however, we are happy to roll over deposits to fit into the criteria of Option 1 or 2.

In ALL property negotiations, you will need to realise that an exhaustive amount of research and experience lends itself into us saving you money. It is simply not fair to look at our value on an 'hourly rate' basis. This is an investment our clients make that has saved them millions of dollars.
