Whilst Real Estate (in Sydney) has been well and truly back in vogue at dinner parties, along with press headlining it too with chatter ranging from ‘who sold & for what’ down to ‘the new pricing guidelines’ aka underquoting; there is something that I wanted to discuss with you that you just might not be aware of – that is, the open house “check in”.
You know the ones… as soon as give your details to the agent at the door, within a split second there is an SMS on your phone welcoming you to the property in question. This then carries on to the agent inside the property (with the sharp suit or dress) who then personally greets you by name!
How does that happen?
Especially with agents now seeing up to 30 parties at an open house!
This agent remembers me from the hordes of others from property x that we inspected y weeks ago.
Sorry, no they don’t. Its technology working to make you feel warm & fuzzy; all the while it’s big brother watching you.
This same technology links back to the agency and agent’s database to give the agent(s) a complete history on you:
- what you have inspected
- when you inspected it
- history of offers
- bidding patterns and so on…
The more innovative agencies even take this technology one step further with the addition of a “transmitter” on the signboard or in the letter box which uses the NFC technology on your smart phone to track your whereabouts on the property!!
Next time you decide to want to walk past the property of your dreams on a Sunday night to snoop around, the listing agent WILL know…
When you say ‘no thanks, we don’t like the property’, the listing agent will know different…
So while its always better to be selective with what you tell an agent verbally, now more than ever its best to be vigilant – the easiest way is to perhaps leave the mobile at home or at the very least turn it off when property shopping.
